Document pack builder
Choose how your business is set up and whether property is involved. You get the exact checklist, in reading order, to tick off on screen, print or copy.
Your checklist
General guide only. A specialist will confirm what your file needs. Nothing you tick leaves your device.
How does the pack builder decide what goes on the list?
It starts from the five blocks every business loan file needs: identity, the entity, tax records, bank statements and a list of what you already owe. Your structure changes the entity block. A sole trader has no separate entity, so identity, ABN details and personal position carry the weight. A company adds an ASIC extract and a Director ID for every director. A trust adds the signed deed and trustee details. A partnership adds the signed agreement and every partner's paperwork.
Your security choice changes the last block. An unsecured application leans on cash flow, so the list stresses statements, merchant reports and the ATO position. A first-mortgage application adds the property layer: title search, rates notice, insurance and every registered owner. A second mortgage or caveat adds the existing mortgage statements, since the first mortgage sits ahead of the new loan.
What do the six extras add?
| Extra | What the list gains |
|---|---|
| Guarantors involved | ID and a one-page statement of position for each guarantor |
| Registered for GST | Lodged BAS for recent quarters and GST registration details |
| I employ staff | Payroll summary and evidence that super is paid on schedule |
| Buying equipment or a vehicle | Supplier quote, deposit evidence, insurance plan and a payback note |
| Trade under a business name | The business name registration record |
| Commercial property with tenants | A lease schedule and tenant details |
What should I do with the finished checklist?
Tick items off as you collect them. The progress line under the list counts what is left. Print it for the desk, or copy it as text into your own notes. Save every document as a PDF and name it with a number first so the folder opens in reading order; the page on assembling and sending your pack has a naming pattern and a ten-point pre-send check.
If you are not sure how complete your file is, run the application readiness check first. It takes about three minutes and tells you what to fix before you gather.
Do I need the pack before I lodge an enquiry?
No. The enquiry asks for no attachments, takes about a minute and involves no credit check at the first stage. The checklist is for the step after, when a specialist has talked through your situation and asks for documents. Having the folder ready then means the file moves straight into assessment instead of waiting on a scavenger hunt.
Frequently asked questions
Do I need every item the builder lists?
Treat the list as a complete set to aim for, not a barrier to enquiring. The enquiry itself needs no documents. A specialist will tell you which items matter most for your file and what can stand in for any you do not have.
Why does the list change when I choose a different structure?
Because the structure decides whose identity and which entity records are needed. A company brings an ASIC extract and Director IDs; a trust brings the deed; a partnership brings the agreement; a sole trader has none of these because there is no separate entity.
What do the extras add?
Each extra adds the items that situation usually brings: guarantor paperwork, GST registration records, payroll and super evidence, a supplier quote for an equipment purchase, a business name record or a lease schedule for tenanted commercial property.
Is anything uploaded or stored?
No. The builder runs in your browser. Nothing you tick is sent anywhere, so it is safe to use before you decide whether to enquire.
How do I send the finished pack?
As numbered PDFs in one folder, with a one-page summary first. The page on assembling and sending your pack covers naming and format.
