Quick answer

A business loan application passes through six stages: enquiry, first conversation, document gathering, assessment, offer or conditions, and settlement. How long each takes depends on how complete your pack is, how quickly you reply and, for property-secured loans, how fast the legal steps run. You control the document and reply stages; the pack is how you shorten them.

Key points

  • Six stages, from enquiry to settlement.
  • Your pack and reply speed shape the middle stages.
  • Property security adds legal steps that run to their own pace.
  • Anyone who promises an exact time without seeing your file is guessing.

Why talk about stages instead of days?

Because days depend on things nobody can see from the outside. A promised number of days is only meaningful if the file is clean, the owner replies quickly, the lender’s queue is normal and no third party delays a document. A stage, on the other hand, is something you can identify and prepare for.

Think of a loan application like a relay. Each leg has a runner, and the whole thing moves at the pace of the slowest handover. Your leg is the document and reply legs. Those are the ones you can tighten.

What are the six stages?

# Stage What happens Who sets the pace
1 Enquiry You submit the short form You (about a minute)
2 First conversation A specialist phones and talks through the situation The specialist and you
3 Documents You send what is requested You
4 Assessment The file is read, checked and queried The assessor, and you on queries
5 Offer or conditions A decision, with terms or conditions The lender
6 Settlement Signing, security registration, release of funds Everyone, including third parties

Six stages. In a clean unsecured file, some stages are quick and some merge. In a property-secured file, stage six has more moving parts.

Where do owners usually lose time?

Stage three and stage four, almost always. Documents arrive late, incomplete or in a state that needs checking. Queries sit unanswered for a day or two. Each of those pauses is small; together they stretch the middle of the process.

That is why packing and captioning are worth the effort. A numbered folder, a cover summary and captions on every oddity cut the number of exchanges. See assembling and sending your pack for the format.

Illustrative example. Two owners lodge on the same day with similar files. One sends a numbered pack within hours and replies to each query the same afternoon. The other sends documents over four days and answers questions the following week. Their assessments are the same length of work; their calendars look very different.

What changes with property security?

Stage six grows. Documents must be prepared and signed, searches done, the security registered and, where there is an existing mortgage, other parties may need to be dealt with. Some of that depends on registries and professionals outside anyone’s control. Settlement steps for property security sets the sequence out.

You can reduce surprises by sorting the property basics early: current title search, every registered owner identified, insurance in date. The property-secured pack lists them.

Can anyone promise a timeframe?

Only conditionally. A responsible specialist will give you an honest view of timing once they have heard the details of your file, and will describe it as what is possible, not what is guaranteed. Be wary of anyone who commits to a precise time before looking at your file, and treat any single number you read online, including on this site, as a general indication at best.

How do I keep the file moving?

  • Reply to requests the same day, even if the reply is “I’ll send it tomorrow”.
  • Put answers in writing after a call, so they are on file.
  • Tell the specialist about any change in your circumstances immediately.
  • Keep a short list of what is outstanding and who has it.

The causes of delay and their fixes are detailed in what stalls a file, and the middle stages are explained in answering assessor questions.

What does a clean unsecured file look like, stage by stage?

For an unsecured application with a complete pack, the first conversation often lists only a few documents. Because the pack is already numbered and captioned, the documents stage is quick. Assessment then turns on the statements and the ATO position, with few queries. The offer arrives, you read it, accept it and settle. The whole thing has fewer handovers than a property-secured file, so there is less to go wrong.

That does not mean every unsecured file is quick. If the statements raise questions or the tax position is unclear, the middle stages stretch. The difference is almost entirely in the preparation.

What does a property-secured file look like?

A property-secured file follows the same first five stages, with a longer sixth. Searches, security documents, advice for owners and guarantors and registration all take time, and several involve third parties. The larger the structure, the more people involved. The good news is that most of that can be anticipated. Know who is on the title, have insurance current and keep owners available, and the legal stage proceeds without surprises.

How do I plan around my own deadlines?

If you have a date, such as a contract start, a supplier deadline or a tax payment, tell the specialist at the first call. They cannot promise the date, but they can tell you whether it looks realistic, which stages are most likely to affect it and what you can do to protect it. Plan with a margin. A file that settles earlier than the date is a pleasant surprise; one that settles later than the date is a problem you could have seen coming.

Ready to lodge?

Stage one is the quickest, so lodge your free enquiry. It takes about a minute, does not touch your credit file at this stage, and goes to one real person, not a crowd of lenders.

Please complete the form accurately, particularly the amount, the purpose, the state and any property involved. Those details decide which stages apply to you and how the first conversation unfolds, and a prepared pack is what keeps every later stage short.

Frequently asked questions

How long does a business loan take?

It depends on the structure, the size, the completeness of the file and whether property is involved. Simple unsecured files with a clean pack move through fewer steps than property-secured ones. A specialist can give you a realistic view of your own file once they have heard the details.

What is the slowest stage?

Usually document gathering, because it waits on you, or the legal steps on a property-secured loan, which depend on third parties. Both are shortened by preparation.

Can I speed the process up?

Yes: have the pack ready, reply the same day to requests, answer questions in writing as well as by phone and tell the specialist early about anything unusual.

Does a bigger loan take longer?

Often, because more checks apply and more people are involved, but a clean file can move well at any size. Complexity matters more than the amount.

What if the file stops moving?

Ask what is outstanding and whose move it is. The list on 'what stalls a file' covers the usual reasons and the fix for each.
