What is Lodge Application?

A free resource and enquiry site for Australian business owners preparing a business loan application. It explains what lenders look for, what to gather and how to fix common problems, and it lets you send a short enquiry to a lending specialist.

Does the enquiry cost anything or involve a credit check?

No to both. The enquiry is free, takes about 60 seconds and involves no credit check at the first stage. If a credit check ever becomes necessary, it is raised with you later and goes ahead only with your agreement.

What documents do I need to apply for a business loan?

It depends on your structure and security. In general: photo ID for every signer, ABN and entity details, recent business bank statements, your latest tax return and lodged BAS, an ATO account page and a list of what you already owe. Property security adds a title search, rates notice, mortgage statement and insurance. The document pack builder produces your exact list.

Do I need the documents before I enquire?

No. The enquiry asks for no attachments. A specialist will tell you what is needed after talking through your situation.

How much can I borrow?

With property security, from $20,000 to $5,000,000, including first mortgages, second mortgages and caveat loans over residential or commercial property. Unsecured and cash-flow options for trading businesses typically run from $5,000 to $500,000, sized on turnover and bank statements.

What can the money be used for?

Business purposes only.

Can I apply with bad credit or an ATO debt?

Both are considered case by case. Check your own credit report first, document any ATO payment plan and prepare a short, factual note. The fix-first pages show how.

Will my details be sent to lots of lenders?

No. Nothing is sprayed out. A real person reads your enquiry, phones you and works on your situation.

How long does an application take?

It depends on the structure, the completeness of your file, how quickly questions are answered and, for property, the legal steps. No one can honestly promise a time without seeing your file. The stages-and-timelines page explains what drives each stage.

What do lenders look for?

Who is borrowing, how long and how steadily the business has traded, what the bank statements show, whether tax is in order, what is already committed, what the credit file says, and what the money is for and how it is repaid. Security adds an eighth.

Why was my business loan application declined?

Usually because one basic question was left unanswered. The common causes are not enough room after existing repayments, thin history, unexplained items in statements, overdue lodgements, credit listings, a vague purpose and mismatched paperwork. Each has a repair.

Should I tell the lender about a bad month?

Yes, briefly, before they find it. A four-part note covering what happened, how long, what you did and what followed reads as resilience.

Do I need an accountant or broker?

Not to enquire. An accountant helps with tax records and a solicitor with property and guarantees. You can build the pack yourself.

Are the interest rates published here?

No. Every facility is priced on the individual situation, so rates are not published. The pages here explain how lenders assess room and risk without them.

Do you give financial advice?

No. The information on this site is general and does not take your personal circumstances into account. Your specialist, accountant and solicitor can speak to your situation.

How do I contact you?

Use the contact page, which has the same short form. The fastest route to a specialist is the enquiry.
